Because you build equity with each and every mortgage payment, and because on top of that your house appreciates at least a percentage point or two above inflation every year (using broad, long-term, national averages) the resulting "account value" at the end of a 30-year mortgage can be substantial. Despite the windfall a house represents, the idea of including it in your retirement portfolio is a dangerous one. Because you always have to live somewhere, and because your cost of living somewhere rarely goes down -- or rarely goes down as much as you think it will when you retire -- that housing value needs to remain stored for your shelter needs. But the bigger problem is that the promise of home-equity riches makes it way too easy to shirk your basic responsibilities of retirement saving. Americans, especially these days, have taken way too much of a laissez-faire attitude, telling pollsters that with all the other financial pressures on them saving for retirement is just too hard -- so why bother, we have our houses to bail us out.
